Buying a Home: A Practical Roadmap

Understand financing, property evaluation, offers, inspections, and closing when buying a Northern California home.

These are general educational considerations. Your circumstances, the property, and local requirements determine which steps apply.

Define the decision

Separate essentials from preferences: budget, monthly ownership costs, location, commute, accessibility, and how long you expect to stay. Consider taxes, insurance, utilities, HOA dues, and maintenance alongside the purchase price.

Understand financing before touring

Discuss loan options and payment scenarios with a qualified lender. Clarify cash needed for down payment, closing costs, reserves, and potential repairs. Preapproval is useful but does not guarantee final loan approval.

Compare properties carefully

Look beyond staging. Consider condition, layout, permitted improvements, location, noise, drainage, and long-term upkeep. Review available seller disclosures and relevant public records.

Write an offer that fits your risk tolerance

Price is only one term. Discuss deposits, financing and appraisal conditions, inspection periods, closing timing, and possession. Do not waive protections without understanding the possible consequences.

Use the investigation period

Review inspections, title information, insurance availability, HOA documents when applicable, and property-specific issues. Hire qualified inspectors or specialists where needed.

Stay organized through closing

Track lender requests, escrow instructions, final funds, utilities, and the final walkthrough. Ask questions before signing when an obligation or cost is unclear.
